I've always viewed Ghost Houses as previously existing locations that have been infested with boos.

I think Dry Bones is a dead Koopa resurrected by magic because when you smash them they just form back to their original form all the time

In PMtTYD Gombella says that Dry Bones are dead koopas animated by their spirits.

In the Paper Mario's it seems like boo's are their own species since many of them have jobs and friends. Then again ghosts could just never go away and found something to do.

"A somewhat shy ghost that can make itself and its allies invisible. It may be a ghost but it's still pretty cute".

I guess that means they're ghosts. But are they the ghosts of many kinds of creatures or just one kind? Usually in the Mushroom Dimension ghosts look like transparent floating versions of the creatures they once were.

I'm guessing most creatures turn into boos with a few exceptions like shy guys who become ghost guys and lakitus becoming fishing boos (and possibly humans turning into what we know as just plain ghosts like in Luigi's Mansion)

Maybe Boos come from dead things that don't have a certain amount of intelligence? Run-of-the-mill Goombas, for example, or maybe pigs and other wildlife.
