We don't know exactly what's Mario real personality. Mario tells us his personality through the RPG's, Mario agrees to help all of his partners even though all of their problems seem like sidequests at first. If Mario wasn't noble he wouldn't accept his partners(and they resemble his enemies too!) help and assit them too.

according to the map of PM and the ending, Mario's pad in PM is west or south west of the castle by a mile or two. If you look at the map while at Mario's house it will show that it's west of the castle. The last shot of the castle was pretty close. Mabey around 500 feet away. Cus if it was a mile away then Peach's Castle could take up all of Manhatten.

Well, we never did see that castle again. So I guess we can assume he either doesn't own it anymore or doesn't live in it.

Or Wario grabbed it, and Mario decided it wasn't worth trying to get rid of him.

LD pointed out a crucial fact. This proves that Mario has a pad near Peach's Castle and one near the city of Mushroom Kingdom, and supports the theory that he moved to his PM pad when Peach moved to the Mushroom Castle.
Maybe Mario uses his SML2 castle as a vacation retreat, but since he doesn't have much downtime, we never see him use it.
